Building a custom home is the ultimate expression of how you want to live. It is also one of the most intense financial and emotional undertakings you will ever experience. Buying raw land and turning it into a home is complex, and you need to know exactly what you are walking into.

Here is your no-nonsense roadmap to buying land and building in Sonoma County.

The Roadmap

Four Phases of Building

You cannot build a great home on bad land. Buying land is entirely different from buying an existing house. You are buying potential, but you are also buying the responsibility to prove that potential is viable.

Determine Your Infrastructure

Does the property have city utilities, or are you drilling a well and installing a septic system? If it needs septic, we have to make sure the soil passes a "perc" (percolation) test before you buy.

Investigate Zoning and Access

We need to verify what the county will legally let you build. We also need to confirm clear, legal access (easements) and assess the topography. Flat land is easier; hillsides require massive concrete retaining walls and complex engineering.

Power and Fire Safety

In Sonoma County, defensible space and fire zones dictate a lot about how and where you build. We also need to figure out how far away the nearest PG&E hookup is, because running power lines to a remote site gets expensive quickly.
